Southern Real Estate Services Group, LLC ("SRES," "we," "us," or "our"), a licensed Georgia real estate brokerage, owns and operates Evict Them For Me ("ETFM") and the website located at https://www.evictthemforme.com (the "Site"). This Privacy Policy explains what information we collect, how we use it, with whom we share it, and the rights you have regarding your information.

By using the Site or our services, you agree to the practices described in this Privacy Policy.

1. Who We Are and What We Do

SRES is engaged by property managers and property owners to act as the assistant property manager for tenants who have been referred for eviction. In this role, we manage the eviction process from demand letter through writ execution, including all tenant communications related to the case.

SRES does not collect rent or accept payments from tenants. Tenants are directed to remit payment to their landlord directly per the terms of their lease, or to comply with the terms of any written consent order entered by the court.

2. Information We Collect

2.1 From Our Clients (Landlords / Property Managers)

• Name, business name, phone number, email address, mailing address
• Property and lease information
• Tenant contact information, including phone numbers and email addresses
• Payment ledgers and balance information
• Account login credentials for our client portal

2.2 From Tenants / Defendants

We do not solicit information directly from tenants. We receive tenant information from our clients as part of the eviction engagement. This may include:

• Name, address, phone number, email address (when provided by the landlord)
• Lease information and payment history
• Any communications or correspondence the tenant initiates with us

2.3 From Visitors to the Site

• Browser type, device, operating system
• Pages visited, time and date of access, referring URL
• Cookies and similar technologies (see Section 8)
• Information you submit through contact forms or chatbots

2.4 From Vendors and Court Systems

• Process service confirmations
• Court filings, orders, and case records
• Set-out scheduling and execution records

3. How We Use Information

We use your information to:

• Provide eviction management services
• Communicate with clients, tenants, attorneys, courts, and vendors
• File and prosecute dispossessory actions in Georgia magistrate courts
• Operate, maintain, and improve the Site and our services
• Comply with legal obligations and respond to lawful requests
• Detect and prevent fraud, abuse, and security incidents

4. SMS / Text Message Communications

SRES, operating under the Evict Them For Me brand, may send SMS text messages to tenants/defendants in eviction cases that we manage as assistant property manager.

How we obtain your phone number. SRES does not solicit phone numbers directly from tenants. Mobile numbers are provided to us by our client (the property manager or property owner) and are typically the number provided by the tenant at lease signing.

What we send. Messages are strictly transactional and case-related. Examples include court hearing date and location, case status updates, court order compliance reminders, dismissal notifications, and set-out scheduling. SRES does not send marketing or promotional content via SMS. SRES does not collect rent or accept payments from tenants via SMS or any other channel; tenants are directed to pay their landlord directly per the terms of their lease, or to comply with the terms of any written consent order entered by the court.

Frequency. Message frequency varies by case activity. Most recipients receive between 1 and 10 messages over the lifecycle of an eviction case.

How to opt out. You may opt out at any time by replying STOP to any message. Once you opt out, you will not receive further SMS from SRES related to your case. Court and legal notices may continue to be delivered through mail, hand delivery, or other means as required by law.

How to get help. Reply HELP at any time to receive contact information for SRES staff.

Carrier rates. Message and data rates may apply. SRES is not responsible for charges imposed by your mobile carrier.

Data retention. Phone numbers and SMS communication records are retained as part of the case file in accordance with our records retention policy and applicable law.

5. How We Share Information

We share information only as necessary to provide our services, comply with the law, or as described below. We do not sell your personal information.

We may share information with:

• Our clients — the property manager or owner who engaged us
• Our attorney of record — for filing, court representation, and legal counsel
• Courts and government agencies — as required by law or court process
• Process servers and set-out vendors — to perform service of process and writ execution
• Service providers — including hosting, case management software (Caspio), communication platforms (RingCentral, Twilio, email providers), payment processors (for client billing only), and AI tools used to assist staff
• Legal and regulatory authorities — when required by law, subpoena, or court order
• Successor entities — in the event of a merger, acquisition, or sale of assets

6. AI and Automated Systems

SRES uses AI-assisted tools to help draft communications, classify inbound messages, manage case workflows, and respond to common questions on the Site. Automated systems do not make final decisions about case outcomes. All eviction filings, court strategy, and case-disposition decisions are made by SRES staff and our attorney of record. Information you provide through chatbots or automated systems is treated under this Privacy Policy.

7. Email Communications

We send service-related emails when necessary to manage your account or case. We may also send updates regarding our services. You can opt out of non-essential emails by following the unsubscribe instructions in any email or by contacting us at info@evictthemforme.com. Service-related and case-related communications cannot be opted out of while a case is active.

8. Cookies and Tracking

The Site uses cookies and similar technologies to operate, secure, and improve the Site. You can control cookies through your browser settings. Disabling cookies may limit some Site functionality.

9. Data Security

We implement reasonable administrative, technical, and physical safeguards to protect your information. No system is completely secure, and we cannot guarantee absolute security. By using the Site and our services, you acknowledge this risk.

10. Your Rights

Depending on your jurisdiction, you may have the right to:

• Access the personal information we hold about you
• Request correction of inaccurate information
• Request deletion of your information, subject to legal exceptions

• The right to request deletion of your personal information, subject to legal exceptions (including our obligation to retain records related to active or closed eviction cases)

SRES does not sell personal information, does not engage in targeted advertising, and does not use automated decision-making or profiling that produces legal or similarly significant effects on individuals.

You may designate an authorized agent to submit a request on your behalf, subject to verification.

11. Children's Privacy

The Site and our services are not intended for use by individuals under the age of 18. We do not knowingly collect personal information from children. If we learn that we have collected information from a child without parental consent, we will delete it.
