Southern Real Estate Services Group, LLC ("SRES," "we," "us," or "our"), a licensed Georgia real estate brokerage, owns and operates Evict Them For Me ("ETFM") and the website located at https://www.evictthemforme.com (the "Site"). These Terms of Service (the "Terms") govern your use of the Site, our services, and any related materials, including print materials, video content, our YouTube channel, email communications, telephone communications, and SMS communications.
By accessing the Site, engaging our services, or providing us with your contact information, you acknowledge that you have read, understood, and agreed to these Terms and our Privacy Policy.
SRES is not a law firm and does not provide legal advice.

Note on demand letters: Where you have purchased a phase of services that includes the SRES demand letter, a copy of the demand letter sent for your case is available to you through the client portal. SRES retains the underlying intellectual property in the demand letter (see Section 11), but you receive your case-specific copy as part of the service.
SRES does not collect rent, past-due balances, or any payments from tenants. Tenants are directed to remit payment directly to their landlord per the terms of the lease, or to comply with the terms of any written consent order entered by the court. SRES is not a debt collector, and our services do not include the collection of money from tenants.
If we send you a court notice or instructions for court, we expect you to attend the dispossessory proceeding either alone or with the attorney.
SRES is engaged by our clients as the assistant property manager for tenants who have been referred for eviction. In this role, we manage all tenant communications related to the case from demand letter through writ execution.
By providing a mobile phone number to SRES, our client (the property manager or property owner), or to a landlord at lease signing, you agree that SRES may contact you via SMS at that number for transactional, case-related communications.

SRES uses AI-assisted tools to help draft communications, classify inbound messages, manage case workflows, and respond to common questions on the Site and in client communications. Automated systems do not make final decisions about case outcomes. All eviction filings, court strategy, and case-disposition decisions are made by SRES staff and our attorney of record.
By using the Site or engaging our services, you acknowledge that AI tools may be used to support service delivery.
The relationship between you and SRES is at-will. SRES may decline or terminate any engagement at any time, for any reason, with or without notice. Termination does not entitle you to a refund of fees already paid.
All material on the Site and our YouTube channel, including but not limited to text, video, audio, graphics, instructional content, our name, logos, brand identifiers, and catch phrases, is the property of SRES. This material may not be copied, redistributed, reposted, broadcast, or used in any form without the prior written consent of SRES. SRES's brand identifiers are under review for trademark.
The Site, our YouTube channel, and all related content are provided "as is" and "as available." SRES makes no representations or warranties — express or implied — regarding the accuracy, completeness, timeliness, or reliability of any information provided. SRES may update or modify content at any time without notice.
You should not act or refrain from acting based on any information provided through the Site, our YouTube channel, or any other communication channel without first verifying that it is the appropriate course of action — including by seeking legal advice from a licensed attorney.
To the maximum extent permitted by law, SRES, its officers, employees, contractors, and agents shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising out of or related to your use of the Site, our services, or any communication with SRES — including damages caused by viruses, data loss, or unauthorized access.
You assume full responsibility for the eviction process and any decisions made in connection with it. You are responsible for maintaining current antivirus software on any device used to access the Site.
Your use of the Site, submission of forms, scheduling of consultations, or communication with SRES does not create an attorney-client relationship between you and SRES or between you and any attorney with whom SRES works. An attorney-client relationship is established only by a separate written engagement agreement directly with the attorney.
Information sent to SRES through the Site, email, or other electronic means is not transmitted on a confidential basis and is not protected by attorney-client privilege.
You agree to indemnify, defend, and hold harmless SRES, its officers, employees, contractors, and agents from any claims, losses, liabilities, damages, costs, or expenses (including reasonable attorneys' fees) arising out of or related to (a) your use of the Site or our services, (b) information you provide to SRES, (c) your breach of these Terms, or (d) your violation of any law or third-party right.
These Terms are governed by the laws of the State of Georgia, without regard to conflict-of-laws principles. Any dispute arising out of or related to these Terms or your use of the Site or our services shall be brought exclusively in the state or federal courts located in Rockdale County, Georgia, and you consent to the personal jurisdiction of those courts.
SRES may update these Terms at any time. The "Last Updated" date at the top reflects the most recent revision. Material changes will be communicated through the Site. Your continued use of the Site or our services after changes are posted constitutes acceptance of the updated Terms.
